After meeting with one Zeltron that seemed eager to eat a Gungan or two, too eager to eat Gungans for her own good, whose master was conducting business with Gungans on a regular basis, hopefully the next client would be less eager to eat Gungan meat. And had a different desire as far as his business needs are concerned. The day after his run-in with the Zeltron predator, he hoped never to meet with Anzati clients for himself or to deal with other people suspected of eating sentients. However, Ugohr was in Moenia for a day or two after that, after which point further orders may be issued to him as a Jedi or the Army of Malastare. He was the commanding officer of the Army of Malastare and, despite the failure to clear the minefield for themselves (rioters did it in his stead) he still retained the command of the Army. But his realtor self kept his lightsabers hidden from view.

"A representative of da Intergalactic Podracing League has arrived" the Gungan receptionist told Ugohr.

Sauron walked in, stooped over to avoid hitting his head on the roof. Once he sat down his massive bulk was more than obvious. "I am here on behalf of the IPL, and Sol'yic Ramikad to see about the purchase of an area that is 500 square kilometers in size."

Ugohr realized that Sauron was even taller than most Gungans working in that office were. For 500 sq. kilometers on Naboo, that was going to cost quite a bit, even more so if he requested plains were to be satisfied. Ugohr had to explore the possibility for the IPL to either build the track in the forest or in the swamp, even if it meant hosting a higher-level race on it. Open races are usually the safest tracks around. Like the Mon Gazza Speedway, or the Pouffra, of which one lap can be raced around in about 20 seconds for the most advanced podracer pilots and required about five kilometers of track. And five square kilometers. They would be looking at a minimum of 4 minutes per lap if they wanted to build a podracing track on a 500-sq-km plot. And that's just racing on the perimeter, with no tortuous hairpins or other hazards.

"500 square kilometers in size? Da IPL will have to either fork quite a lot of moolah, or build issa podracing track away from da main Gungan or Naboo cities and into da forest and/or swamp. Or just build da track away from Naboo altogether. Mesa sure Baroonda or Hoth will feature more affordable land for podracing, especially as da track being built issa to host a silver or gold-level race. Or even Cademimu. Maybe even Dulvoyinn"

The central pit stop area, which in most cases have the main seating, will have to be clear-cut, there is no going around that. But Ugohr knew little beyond that otherwise as far as the business of building operating a podracing track is concerned. Gungans never built any podracing courses or even liked to watch podraces...

Perhaps da Gungans in Otoh Mandassa would happily cash a hundred thousand credits for yousa to build a podrace track using mostly existing forest roads, to be closen on race day, with da finish line on the outskirts of Otoh Mandassa with yoursa own pit lane and grandstand"

The trick is that usually the amount of land required to build a podrace track scales up to the square of the length of the podrace course. They would be looking at 2-3 minutes per lap, with a few hairpins and whatnot. A configuration such that Ugohr talks about would essentially amount to a Gungan-built, less treacherous version of the Grabvine Gateway, Plus the Grabvine Gateway on Baroonda is just one of the three circuits in what is called the Baroonda Tri-Circuit, part of which requires the closure of several thoroughfares of the city of Baroo regardless of which circuit the race is held on. Baroo Coast is a silver-level circuit, whereas the Grabvine Gateway and the Fire Mountain Rally are gold-level races, and for good reason: the Grabvine Gateway's jungle segment is universally hated by even the stars of the circuit like that Mandalorian called Sorden Moaevelick, or Gata Atomo, piloting her RS-557 (which was an upgrade over the Vulptereen 327 while retaining a mostly identical chassis), and the Fire Mountain Rally takes place partially inside an active volcano.

Ugohr knew that it was often best for a client to visit a property before a client would decide to purchase it, especially when the client had to actually use it for something other than speculation. Only speculators would be content with a property that they don't visit in the first place. With that being said, he had Sauron hop into the office's speeder.

A sort of "sunset clause" if you will. No real estate broker would hold funds in escrow indefinitely, and the IPL have 50k credits held in escrow already, about half the cost of the plot. Even forest plots cost much less than agricultural plots on a per-acre basis, at least as far as Naboo is concerned. Perhaps the reverse would be true on other planets... like Reytha. But he feels like [member="Sauron"] is a little angry about him being stuffed into the speeder.

By now Ugohr had to consider the Gungan plot of land bought. May the IPL finish the silver-level track so that the 150-square-kilometer plot they purchased for 100,000 credits be worth every credit. It was a little lengthy but that was through no fault of the IPL: it was just the length of the procedures on the Gungans' side. They knew the Gungan bureaucracy were sometimes a little lazy when it came to purchasing large tracts of land, especially if non-Gungans did it.

After lengthy negotiations with the Gungans, you may now commence construction of the silver-level tract of land around Otoh Mandassa on Naboo. Out of the total cost of 100,000 credits, 50,000 credits were already held in escrow by one [member="Sauron"]'s actions; according to the terms the Gungans gave him, the second payment of 50,000 credits is to be made within 10 business days.
